Supervision of Alteration Work

The housing company has the right to request supervision for shareholder renovations, which are alteration works conducted by shareholders within their apartment units. The aim of the supervision is to ensure the interests of both the housing company and its shareholders in these renovations, while minimizing potential risks for the housing company.

During the supervision of alteration works, the need for planning is assessed, and it’s ensured that the alteration’s designers and contractors are qualified and skilled. Furthermore, the housing company verifies that the work executed within the apartment aligns with the alteration work that was notified to the company. Typically, the role of the supervisor is primarily inspection-based and is often carried out retrospectively. The reasonable costs incurred from alteration work supervision, as well as the arrangement of the supervision, fall under the responsibility of the shareholder initiating the alteration work.

Inspections are documented with photographs, and the supervisor prepares a report that is digitally shared with the requester and the housing company’s property manager. This approach ensures a transparent and thorough supervision process, along with proper documentation to facilitate the success of the alteration work.
